There are many reasons to choose Sharpes Auctions to sell your property. Above all, we offer speed and certainty. The auction method is the fastest way to sell and can boast higher success rates through to completion than estate agents. Sales are legally binding at the fall of hammer and contracts are exchanged immediately. Competing bidders will ensure that we achieve you the best price possible on the day. For those of you unfamiliar with the auction process, the following are some commonly asked questions.

What properties can you sell?

Here at Sharpes Auction our speciality is property and land. That’s not to say we don’t sell anything else. We can also sell ground rents, beach huts, garages, substations and any other types of property.

It’s not only residential properties that sell well. Investors are always interested in properties that have potential for development. Tenanted properties and those that have the potential to add value or are suitable for conversion to an alternative use, subject to planning permission, rank highly on their radars. These could include retail, pubs, restaurants, offices, industrial or development land with or without planning permission.

What fees do you charge to enter my property at auction?

Unlike our competitors, we do not charge an entry fee to market your property at auction. What’s more, we operate on a no sale, no fee basis, meaning there’s absolutely no cost to you if your property fails to sell. Furthermore, our auction valuation is absolutely free and you are under no obligation.

What happens at an auction valuation?

Following your instruction, one of our auction team will pay you a visit to inspect your property and assess its suitability for sale at auction. After discussing your circumstances, you will be provided with professional and impartial advice on the best method of sale. They will conduct a thorough market appraisal of your property and will advise you of its potential selling price at auction and suggest a guide price to be used to market your property.

Who decides at what price I should sell?

The price that you are willing to sell your property for is known as the reserve price. This price is kept strictly confidential between you and our auction team. Based on the response we have had prior to auction, the reserve can be adjusted. The auctioneer cannot sell below the reserve on auction day. If the property fails to sell, we will contact all interested parties to try and agree a sale after auction or above the reserve.

Will I get less money by selling at auction?

Not necessarily. Properties right for auction usually sell at the same price or even higher than they would achieve with private treaty. We offer impartial advice on the best route for you, which will achieve you the highest amount of money.

Shall I try selling it through an estate agent first?

If your property is suitable for sale by auction then that should be your preferred route. Trying to sell it via an estate agent beforehand can prove detrimental. Properties that are entered into auction without any prior marketing by estate agents are new to the market and will normally achieve a better sale price. They will not have been tainted by over pricing or fallen sales and potential buyers won’t have any doubts that they would have if it had been remarketed.
