Selling Your Property At Auction | Sharpes Auction House

Selling Your Property At Auction | Sharpes Auction House

Selling Your Property At Auction | The advantages of selling at auction are many. It’s quick – completions can be achieved in as little as 10-28 days. There’s no hassle, no chain involved and your property is sold at the fall of the hammer.

When selling at auction your target audience is much wider. You are not only marketing it to buyers looking for a home, but also to property dealers, developers and investors. Depending on the type of property you are selling, the auction method could be the best way to sell.

There’s no more uncertainty about when your house will sell as there is no chain. This means that a third party sale doesn’t affect the outcome of yours. When the hammer falls contracts are exchanged and no further negotiations are permitted. The completion date is set and all you have to do is wait.

Do you have a residential or commercial property that you need to sell quickly, a property that has fallen into disrepair or one that has potential? Perhaps you want to sell a tenanted or vacant property or you are struggling to sell due to legal complications.

Whatever your situation, selling with Sharpes Auctions could not be more simpler or faster. You can rest assured that Sharpes will offer you the best professional and impartial advice on how to sell your property.

Your Guide To Selling Your Property With Sharpes

What type of properties do you sell?

We specialise in selling property and land but that’s not all. We can also sell ground rents, beach huts, garages, substations and any other types of property.

Find out what your property is worth

After instruction, Sharpes Auctions team will inspect your property and provide professional and impartial advice on the expected sale price, timescales and the costs involved. We will then suggest a guide price to be used to market your property. Finally, we will take pictures and begin the process of listing your property.

Remember, we do not charge a fee to enter your property at auction. We operate on a no sale, no fee basis and there are no hidden charges.

All that’s left for you to do is to appoint a solicitor who will prepare the contract and provide the necessary legal documentation. We will continue to liaise with your solicitor to make sure everything is ready for the auction.

Marketing your property

The earlier you instruct us before our next auction the better your chances will be of achieving a sale. The advantage of early instruction means that we have more time to market your property on our website and on the various property portals including Rightmove and Zoopla  and social media like Facebook and Twitter. It also gets included in our glossy, full colour catalogue which we distribute to our database of potential buyers. We also erect our distinctive auction boards outside your property, thereby allowing for maximum exposure.

The auction reserve price

The minimum price you are willing to sell your property for on auction day is known as the reserve price. We will discuss this with you when appraising your property and advise you on the best reserve price. Ultimately the decision is yours, however, based on the level of interest we achieve in the build up to auction, the reserve price can be adjusted. This is kept strictly confidential between you and our auction team.

Once your property is listed, we may receive offers before the auction. If an offer is accepted, we will not withdraw your property from the auction until the exchange of contracts.

The day of the auction

In a traditional auction sale, your property is sold at the fall of hammer and contracts are exchanged immediately, with completion taking place within 28 days or earlier. We will give the buyer’s solicitor the legal pack, who will then liaise with your solicitors to arrange completion. If you can’t make it to the auction, we will keep you abreast of the developments after the auction.

On completion, the sale proceeds will be transferred to your bank account and we will then release the keys to the new buyer.

My property didn’t sell

In the event that your property fails to sell at auction, we will continue to try to find a buyer by contacting all the people who made enquiries or viewed the property or those whose bids were unsuccessful on the day. It is not uncommon for properties to sell after auction and they are sold subject to the same auction conditions.
